Noe Valley Residence

Located in an upper-class neighborhood with commanding San Francisco skyline views, this project was challenging from start to finish. Neighborhood opposition was prevalent based on the fear (unwarranted) of losing views or light. Hamilton + Aitken carefully modeled the design solution to successfully illustrate how well this project would fit into the neighborhood to the satisfaction of San Francisco’s Planning and Discretionary Design review procedures.
The 1940’s era home required a complete seismic upgrade in order to add a vertical addition of a master bedroom suite and roof deck. The original home was tiny, but had good bones and detailing. H+A designed the additions and interiors to further incorporate period details such as glass block and curved stairways to make the façade appear as though it was all part of the original design. A rear yard expansion was added at two levels to provide the additional area this young family needed for living and entertaining. Full height windows expand the living spaces to the outdoors, a generous deck, and a view of the city beyond. The children’s bedrooms at garden level were designed for privacy, safety and access to the enclosed backyard and garden.
